Pre-Listing/Seller’s Inspection

Selling a home is easier when you know what to expect before the buyer does. A pre-listing inspection gives you a clear picture of the home’s condition and allows you to address potential issues before they become negotiating points. We’ll identify areas that may need repair or replacement, giving you the opportunity to make informed decisions, prepare for the buyer’s inspection, and help keep the sale moving forward.

New Construction

Selling a home is easier when you know what to expect before the buyer does. A pre-listing inspection gives you an honest look at the condition of your home and allows you to address potential issues before they become negotiating points. We’ll point out areas that may need attention so you can decide what to repair, replace, or simply disclose upfront. This gives you the opportunity to make informed decisions, prepare for the buyer’s inspection, and help keep the sale moving forward.

New Construction Phase Inspections

This is the very best way to ensure that your new home is built exactly as you’d like it. We’ll visit the site multiple times to make sure your blueprints are being followed. If we find any issues, we’ll let you know immediately.

Home Maintenance Inspection

After you move in, it’s important to keep a regular eye on your home’s systems and components. During a maintenance inspection, we’ll take a look at the major systems of your home and identify areas that may need attention. We’ll point out developing issues before they become bigger problems and let you know when systems or components are approaching the end of their expected service life, helping you plan for repairs and replacements before they become unexpected expenses.

Re-Inspection

Before you finalize your purchase, be sure to call us in for one last inspection. We’ll make sure the home is still in the condition you expect and look for any new or unresolved issues that could cost you down the road.

4-Point Inspection

When you purchase an older house, most insurers will want some protection. Therefore, they may require you to get a 4-Point Inspection. This inspection service includes:

  • Roof
  • HVAC
  • Plumbing
  • Electricity

Commercial Building / Property Inspection

If you’re planning to open, purchase, lease, or relocate your business in the Baton Rouge area, give us a call before you make the move.

We inspect the widest range of commercial properties, from light commercial retail and office buildings to heavy commercial and industrial buildings. We’ll evaluate the accessible major systems and components of the property, identify areas that may need attention, and provide a detailed report of our findings so you can make informed decisions about the property.

Whether you’re buying a commercial property or preparing to move your business into a new space, an inspection can give you a clearer picture of what you’re getting into before you commit.

Diagnostic Inspection

Sometimes you know something isn’t right, but you don’t know why. That’s where a diagnostic inspection can help. Rather than inspecting the entire home, we focus on a specific problem or area of concern and work to identify the source.

Whether you’re dealing with unexplained moisture, wood rot, staining, flooring damage, unusual odors, or another problem that doesn’t have an obvious cause, we’ll investigate the surrounding conditions and accessible systems to help determine what may be happening and where the problem is coming from.

A diagnostic inspection can help you get to the source of a problem before making unnecessary repairs or allowing a small issue to become a much larger one. Once we identify the likely cause, we’ll explain our findings and help you understand what steps may be needed to address it.

Diagnostic inspections are a specialized service and are scheduled based on the specific issue being investigated.

Crawlspace Inspection Access

Some crawlspaces are difficult or unsafe to access because of limited clearance, tight openings, or other obstacles. When a crawlspace cannot be safely accessed by an inspector, those areas may otherwise go uninspected.

At Ease Home Inspections uses a specialized remote inspection crawler to access crawlspaces that would otherwise be difficult or impossible to enter. This allows us to visually inspect areas beneath the home and identify potential concerns that could easily go unnoticed. Our equipment captures images of these areas, which are incorporated into your inspection report so you can see what we found for yourself.

Our goal is simple: inspect as much of the home as safely and thoroughly as possible.

    Pool & Spa Equipment Inspection

A pool or spa is a great addition to a home, but it also comes with equipment and systems that can be expensive to repair or replace. Our pool and spa equipment inspection provides an additional look at the accessible components, including pumps, filters, heaters, controls, and other related equipment. We’ll identify visible deficiencies or conditions that may require attention and provide our findings so you can better understand the condition of the equipment before you buy.

Pool and spa equipment inspections are an add-on service and are not included with a standard home inspection. Additional fees apply.

    Whole-Home Generator Inspection

A whole-home generator can provide valuable peace of mind, but it’s also a significant piece of equipment with its own electrical, fuel, and mechanical components. Our generator inspection provides an additional evaluation of the accessible components and systems. We’ll identify visible deficiencies or conditions that may require attention and provide our findings so you can better understand the condition of the generator before you buy.

Whole-home generator inspections are an add-on service and are not included with a standard home inspection. Additional fees apply.

    Air Quality Testing

Concerned about the air quality in a home you’re considering? Our air quality testing can help identify potential indoor air quality concerns and provide you with a better understanding of the conditions inside the home. Once testing is complete, we’ll explain the results and help you understand what they may mean, along with recommending appropriate next steps when concerns are identified.

Air quality testing is an add-on service and is not included with a standard home inspection. Additional fees apply.

    Mold Testing

Concerned about mold in your home? Whether there are visible signs of mold or you simply want additional peace of mind, mold testing can help identify whether mold is present and provide a better understanding of the situation. Identifying potential mold issues early can help you address them before they become more extensive and costly.

Mold testing is an add-on service and is not included with a standard home inspection. Additional fees apply.

    Asbestos Testing

Could asbestos be hiding in your home? Materials containing asbestos can sometimes be found in older homes and may be concealed beneath layers of paint or other finishes. If you’re concerned that a material may contain asbestos, testing can help determine the presence of asbestos before you begin renovations, repairs, or other work that could disturb it.

Asbestos testing is an add-on service and is not included with a standard home inspection. Additional fees apply.
